Whether you are a homeowner navigating this for the first time, or an experienced real estate professional, we've made our process to be straightforward. We aim to make it easy for you to understand our scope and process so you know what to expect and when, all through a clear Q&A format.
So, if you plan on remodeling or extending your living space like converting your garage to accommodate living quarters, adding a new dwelling unit ADU or DADU, or considering construction or replacing your deck, or building a stunning patio or sunroom, it's essential to have permit drawings.
What is the primary objective of the drawings?
The primary objective is to provide the City or County with a clear depiction of the proposed remodeling changes (contrast between the existing condition and the proposed changes), ensuring strict adherence to building codes and regulations. The drawings can also help get bids from contractors and be a guiding document during the construction process.
Which components or scope will your estimate/proposal include?
Our estimate or proposal will include following components hereafter called as SCOPE:
Site Plan
A site plan is an essential component of permit drawings that is required by the city. It is a to-scale drawing of what us existing and proposed on a lot illustrating the layout of a property, including existing and proposed structures, hardscape, setbacks, parking, landscaping, and other features. This architectural site plan is not a Legal Survey and is not meant to function as a replacement for one.
Existing Building drawings - Floor Plans and Elevations (Architectural Plans)
As part of the permit application process, the city typically requires as-built or existing building drawings. These drawings provide detailed elevations and floor plans of the building before any change.
Proposed remodel Drawings - Floor Plans and Elevations (Architectural Plans)
Proposed drawings are a crucial component of the permit application process, as they provide a visual representation of the proposed changes that will be made. Whether it involves construction from scratch or modifications to floor plans, elevations, or the addition of outdoor features, ADU/DADU, these drawings illustrate the contrast between the existing structure and the proposed changes.
Demolition Plans
Demolition plans refer to detailed documents outlining the process and procedures for the demolition of a wall, structure or building.
Energy forms
Energy Code Compliance Forms and Consultations required per building permit. It will include recommendations on required building envelope insulation, windows specification as well as recommended heating, cooling, ventilation, and water heating systems.
Site Visit
A site visit may be necessary, as it enables the collection of precise information and data gathering to ensure the resulting design accurately reflects the property and proposed changes.
Submission to the city
Ark Design will help client submit the application and architectural plans to the city. If any information is requested by the city or county that falls outside the scope of Ark Design services, it is the client's responsibility to provide it.
Will you charge extra for revisions or city corrections request?
We offer multiple free revisions and are dedicated to ensuring your complete satisfaction. Any changes requested by the city will be accommodated at no extra charge, as long as they fall within the original project scope. If changes exceed the initial scope, we will provide a separate estimate for the additional work.
What is your timeline?
Depending on the project complexity timeline changes. However, below is the general turnaround process:

Upon hiring and receipt of all necessary information, including the site visit, Ark Design will deliver the initial design revision within 8–10 business days for your review.

Following the initial review, we will work with you to make multiple revisions to ensure your complete satisfaction.

Once you approve the final revision, we will need an additional 4–5 business days to prepare the final set of drawings.
What if my project requires a structural calculations, can you help me with structural component?
Some projects may require structural analysis, necessitating the involvement of a Structural Engineer. In such cases, we partner with licensed Professional Engineers (PE) to provide the necessary expertise. Ark Design collaborates closely with Structural Engineers on your behalf whenever their expertise is required for your project.
How Much does Ark Design charge for permit drawings SCOPE?
Based on project complexity and jurisdiction, we offer our scope ranging from $1,250 to $3,950.
